To All Board and HLPOA members;

 
With recent email issues coming to light, Susan Kitsch has decided to resign from the Board.  We appreciate her efforts and service and look forward to a quick resolution in this matter.
 
Susan has written her resignation notification, which is being forwarded to the Board, Don Fink and Guy Pierce for publication on the websites for membership viewing in lieu of blanket e-mails.  This is being carried out in light of recent security computer issues which generated the recent mailing.
 
Find attached Susan's Letter for reading and publication.
 
If these matters persist, the Board may need to consider other avenues of action and communication.

Resignation Letter (Posted January 1, 2008)

26 December 2007 

Dear Members of Hidden Lake Property Owners Association, I find myself involved in an issue with another Hidden Lake property owner that needs to be resolved privately and outside the association, neighbor to neighbor.  I feel that my membership on the Board of Directors might be considered a conflict of interest therefore I tender my resignation effective immediately.  I appreciate the understanding of the Board of Directors in accepting my resignation as well as the kind members of the HLPOA who elected me to serve.

To All HLPOA Members;

 At this writing, Scott Jones – Resident Manager Contact resigned effective Dec. 1, 2007.  Scott will still be involved with the Fire Station project and know we all appreciate the effort in working with everyone at Hidden Lake.

The Board decided to purchase Don Fink’s Tractor with attachments for $20,000 in November.  I have included some photos below for everyone to view.  And with Dean Ford’s continued communications with Torrance County, Hidden Lake Property Owners Association now has a Deere Motor Grader, 1994, Model 772 BH.  We were able to offer $33,000 and Torrance County accepted the bid for a piece of equipment that we had similar quotes for $55,000 from Wagner Equipment.  We are having the grader delivered shortly within the week to the subdivision and are sourcing some chains along with starting to look for a snow wing.  

Recent issues with Contractors and Owners have posed an interesting question, should we, the Association, develop a system of having Owner to Owner contact for property developments or should the Board be actively involved with monitoring these activities and any potential trespassing issues.  Several disputes within the Board have offered different opinions.  One does not know if it is too late for the Covenants Committee to potentially review this or not considering the possibility of their releasing the suggested modifications. 

For those individuals who wish to withhold the necessary contact information, it would be difficult for either the Owner adjacent to your property or a Board Member to attempt to contact you without at least sharing this information with the Secretary.  Through this time of construction growth in the Subdivision, we should all begin by respecting property owners and their rights.

 The Covenants Committee is reviewing the proposed modifications for presentation to the membership.  As discussed at the Annual Meeting, these proposed modifications will be sent out to the membership later this year for review and voting.

To All;

 

During the Annual Meeting, it was brought to the Board's attention by Liane Kerr, Chairperson for the Covenants Committee, the intent of the Committee was to discuss the suggested amendment changes at the Annual Meeting and to not actually vote on them.  Your president misunderstood this earlier in my communications from Liane in a separate email and developed the ballot for the members to act upon.

 

In recognizing this error, the membership at the Meeting agreed with the board to return to the Covenants Committee their recommendations for Amendment review and that I would destroy the ballots which had been mailed in.

 

During the meeting, a timetable of the first week of December was established for the Covenants Committee to bring back to the membership the suggested changes for a membership vote.  I personally would like to offer my appreciation to the members present at the Annual Meeting and those that provided their input and ballots in their absence.  I personally want to apologize for this error as we  work to reach agreeable updates to the Covenants and By-Laws and wish to encourage all members to exercise their privilege to voice their opinions to Liane Kerr, chairperson, Covenants Committee (leklawyer@aol.com).
